These general conditions regulate the relationship between the landlords of Cocoon Deluxe and the tenants.
We invite you to read our terms and conditions carefully before you make your reservation.
1. Use of the website
Use of this site www.cocoondeluxe.com, is intended for private use and commercial exploitation is not accepted. It is forbidden to make copies of our pages or parts of them. Neither is it allowed to present, publish, display, alter or create a page based on the site without permission of the owner. The right to use the site for seeking information or making bookings is only for people older than 18 years, individuals, legal persons or representative of institutions or companies. Although every effort has been made, to make the information accurate, to ensure the information and materials on this site, it is solely informative. Therefore the owner is not liable for the information on the site.
Cocoon Deluxe accepts requests only through completely and correctly filled in forms on our site. Any questions about confirmations, details on services and cancellations must be made by mail, fax or in hand writing. The tenant has to verify that all data in the confirmation email are correct, changes should be communicated within three days. If in the indicated period no changes are made, it means that the tenant agrees with the reservation. The correction of typographical or calculation errors is reserved. The tenant is solely responsible for all obligations under the rules of the rental contract, and will be responsible for all persons in his/ her reservation.
Within 48 hours after receiving your request we will send you a rental agreement with all the details by email. In it we invite you to deposit 50% of the total amount of the rental period as a prepayment.
This deposit can be done by credit/debit card via PayPal or by bank transfer. If the deposit is not paid or received in our bank account within 1 week, we reserve the right to cancel the lease. The agreement is therefore only confirmed upon receipt of your deposit.
All rates are quoted in Euros.
The stated prices are per night and per holiday accommodation.
The same home can be rented on a different price according to the amount of persons staying in the home. The difference in price is indicated in the price list on the webpage.
The tenant will settle a prepayment of 50% of the total amount, needed to confirm the firm booking. This payment can be settled by bank transfer of by any credit/debit card via PAYPAL
The remaining part of the total amount of the lease will be settled 8 weeks prior to arrival.
Between 11 and 10 weeks prior to arrival Cocoon Deluxe will send a reminder in order to settle the remaining amount by bank transfer of by any credit/ debit card Via PayPal.
The prepayment and remaining amount will be settled as followed:

Any possible bank commission derived from the transfer will be settled by the rental part cash at arrival.
- Credit or debit card
- Cocoon Deluxe offers you the safest way to pay by credit/debit card with PAYPAL.
In order to pay the prepayment or remaining amount you will be sent an electronic invoice that allows you to pay in a secure way with only a few clicks.
Using PAYPAL you are sure that your details will not be stored in any database.
We do not an charge extra fee to pay with your credit card.
- Prepayment of 50%
- The electronic invoice of the prepayment will be send to the email of the tenant after cocoon deluxe has received the signed rental agreement from the tenant. Once the payment has been settled the tenant will receive a confirmation of the booking.
- Remaining amount
- The electronic invoice of the remaining amount will be send to the email between 11 and 10 weeks before the arrival. The remaining amount needs to be settled 8 weeks prior the arrival date of this agreement. If the remaining amount has not been paid before 8 weeks prior to arrival the agreement will be cancelled and the tenant will lose the prepayment of 30 %.
All requests will be answered within 48 hours after the application was done.
Cocoon Deluxe will only accept properly completed applications forms through our website. We will send you a confirmation email for the accommodation after the down payment of 50%.
If you wish to cancel, simply send an e-mail request to cancel your reservation to: firstname.lastname@example.org
Cancellation is best done as soon as possible.
The cancellations policy is as following:
- Cancelation more than 8 weeks prior arrival: loss of the already paid 50%.
- Cancelation between 8 weeks and 4 weeks prior arrival: Loss of the 80% of agreed total amount.
- Cancelation between 4 weeks or less prior arrival: Loss of the agreed total amount (100%).
We advise our clients to buy a travel insurance to avoid all risks. Information about insurances in all countries can be requested to email@example.com
7. Making Changes
You can change the dates for your lease at any time until 8 weeks before arrival.
Changing your reservation might have a cost up to the 50% of the total amount depending on the rates of the period of the new reservation. Cocoon Deluxe will use this right in a reasonable manner in order to satisfy the client.
The tenant is authorized to transfer the amount paid for this booking to another person that will use the property at the booked period, (must not exceed the maximum number of people), this must be transferred (either before or later) by mutual consent.
The availability of the objects is taken into account.
The tenant is thereby given the opportunity, to avoid the loss of the already paid amount.
WE ENCOURAGE ALL OUR RENTERS TO PURCHASE TRAVELER INSURANCE FOR ANY INCIDENT THAT COULD APPEAR.
Some accommodation will allow pets, but only on request. Pets can be denied for any reservation.
9. Smoking Ban
All our accommodations are non smoking.
Every holiday home has a nice area in the garden, lounge or terrace. We kindly ask you to smoke at the exterior of the house.
10. Check In/Check Out
The homes can be rented on any day of the week with a minimum of 6 nights.
All our clients will have a personal welcome at any time of the day or night.
It is not permitted to reside in the accommodation with more people than indicated in the confirmation of the booking. In these cases, the landlord has the right to request to leave the building immediately.
Check in is at 15:00.
Check out is at 10:00
Those standard times will be modified, according to the tenant’s flight details but subject to availability and with prior approval.
Guest shall allow staff from “cocoon deluxe.” access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner.
12. Delivery and rental rules
It is noted, that the property is in a perfect condition, from the construction, and the equipment, as mentioned on the homepage. Any major damage, which is detected in the arrival or departure, may be claimed by both sides. The tenant is asked to report any possible defects within 24 hours to the owner / manager, so this can be corrected immediately. Subsequent complaints cannot be considered. The tenant is obliged to treat the house and facilities with care, and report all of it caused damage to the property owner / manager, where he will be responsible for the cost of repair, or replacement.
The tenant declares its responsibility to ensure that all necessary standards of cooperation in the tourist village, which is designed to relax, to be followed. He also will avoid behaviour that might disturb the other guests, neighbours or residents. Repeated complaints from third parties are sufficient in this case to cancel the lease with immediate effect. All costs which result from this will be borne by the tenant.
